The company disposes of a catalogue of photographs of properties for sale. In case you wish to tale a look at properties chosen by you from the tender, inspections will be organized for you at a time convenient for you.
2. Prior information concerning a searched property
Specifying of the parameters of the searched property, price, market state, way of payment; conclusion of a contract for mediation between the Agency and the Buyer; research of the market, selection of suitable properties and making of inspections; organizing of meetings and negotiations with owner;
3. Mediation upon purchase and sale of a real estate.
When you stop on a definite property for sale, offered to you by us, we will require the necessary documentation for effecting of the deal. We will check the statute and the ownership of the property, will make check for burdens on the respective property, as well as we will check for any obligations to central heating enterprise, water supply and power distribution. After being assured that there is no juridical or another impediment for effecting of the purchase of the respective property, we will organize the meeting between You and the seller and will conduct negotiations on the conditions on the deal. All contracted conditions are described in writing – preliminary agreement for sale – trade of a real estate.
4. Overall assistance for forming of accompanying documents.
Examining of the ownership documents, including for burdens; consultancy for price and opportunities for realization; inspection and photographing of the property; specifying of the procedure for offer, advertising and conclusion of deal; conclusion of a contract for mediation activity between the Agency and the Seller; making inspections with potential buyers; organizing of meetings and negotiations with eventual buyers; preparation and conclusion of a preliminary agreement for sale – trade; providing of a notary public trusted to the Agency, if necessary.
Mediation remuneration for the Agency – upon conclusion of a contract amounting to 3 percent of the contracted price, payable upon conclusion of a preliminary agreement.
